Tenant & Client Relations

Based on a presentation I created during the Great Recession titled, Core Beliefs of Highly Effective Property Management Teams. The premise is that property management is a service business with our only goal being to get our tenants to renew their lease by providing them with an environment where they are comfortable, safe and productive.  Everything else they do in the course of a workday is a subset of this goal. 

Professionalism

I prepared this presentation for the Ohio State real estate department per their director’s request. I share examples of professionalism that I have witnessed and how I have handled various situations in a professional manner. After conducting literally over 300 interviews in the last three years of my career, I can attest to the fact that young people generally do not know how to act like professionals or prepare for interviews. Qualities of Professionalism – integrity, helpful to colleagues, motivated to improve their skillset, accountability, sense of urgency, work ethic, emotional intelligence, etc.

Certificates of Insurance

I review each line item of the COI and discuss what the PM should really be looking for when they review the document. I explain why some boxes in the General Liability section should be checked and the importance of the vendor providing proof of auto liability. I talk about why workman’s compensation is necessary even if not required by the state. I bring up discussion points on why it may be acceptable to bend the limits rules to increase the value of the asset.

Negotiation & Contract Evaluation

I discuss the importance of understanding leverage in a negotiation including examples of how I handled negotiations – both effectively and poorly. I explain how to acquire personal leverage at work by doing the little things correctly. On the contract side, I explain why the property manager should almost never sign the vendor’s agreement. I talk about the questions to ask a vendor after reviewing a proposal.

Management & Leadership

I discuss some basic principles of management and leadership I have learned over the years. I relate several examples of my own experiences that show degrees of leadership – both good and not so good. I discuss how one need not have people reporting to him or her to be a leader.
